Mortgage Warehouse a Registered Mortgage Banker, is headquartered in Melville, NY, and operates in 25 states with a network of 1800 financial professionals and an internal sales force of 30. On the web at www.mortgagewarehouse.com and www.verticallend.com. Mortgage Warehouse has been using GoldMine for over five years to accomplish a growing variety of tasks with its marketing and sales databases, including tracking the status of prospective borrowers, managing the sales process with automated processes, e-mails and other follow-ups, and providing reporting for sales, marketing and commissions.

The company is now running GoldMine Sales and Marketing 5.7 with 46 users, and has previously made extensive use of third party products including eGrabber's eMail-Lead Grabber and ListGrabber, the SalesMagic Toolbar and Crystal Reports.

 Problems faced

Mortgage Warehouse needed an efficient way to import, process and respond to mortgage loan requests coming from their web partner's website(www.lendingtree.com). Their web partner, LendingTree, enables consumers to shop for best loan rates. Consumer's would go to LendingTree website and submit one mortgage loan application and wait for lender's to compete for their business. LendingTree enables competition by making the consumer's loan application available to a network of lenders at the same time. As a result, time was of essence for Mortgage Warehouse in responding to loan requests. LendingTree makes use of XML to securely transmit confidential borrower data to lender's such as Mortgage Warehouse.

Mortgage Warehouse asked their consultant and GoldMine reseller, Profit Dynamics to propose a solution that would automate the intake of new leads from LendingTree. This would require, not only receiving the XML data, but also translating data fields that had been formatted for borrower friendly input on LendingTree into a format, which matched that in the GoldMine database. Furthermore, the solution would have to function in the GoldMine Sales and Marketing/Corporate Edition SQL environment.

Profit Dynamics first proposed a custom developed XML solution, but the cost was above budget. The LendingTree templates capture hundreds of fields of data and the cost of the testing requirements alone would have been prohibitive. The GoldMine consultant then turned to eGrabber, to explore the possibility of modifying their eMail-Lead Grabber software to accomplish the task.

All parties were under pressure to rapidly provide a solution, as the refinance boom was generating a flood of mortgage applications. The manual input of leads was costly and often resulted in errors, duplicate entries and a slowdown in the process.



 eGrabber Solution

eGrabber proposed a low cost solution which would tie the XML data flow of leads from the LendingTree front end into Mortgage Warehouse's GoldMine. Both the low cost and the existing GoldMine connectivity inherent in the eMail-Lead Grabber application made this the best choice for Mortgage Warehouse. eGrabber's support staff worked closely with Profit Dynamics and LendingTree personnel to rapidly develop and deploy the solution.

Leads from LendingTree enter the GoldMine database

Profit Dynamics then went to work mapping the LendingTree data to Mortgage Warehouse's GoldMine SQL database. This was rapidly accomplished using the eMail-Lead Grabber Template Setup Wizard. This feature not only allows field-to-field mapping, but also provides data translation such as converting the user-friendly phrases from the LendingTree site into the report-oriented data used in GoldMine. It also converted "first name last name" loan officer identification into "last name, first name" format for commission tracking.

The data "reformatting" done within eMail-Lead Grabber also enabled Mortgage Warehouse to use its extensive existing lookup.ini file to assign record ownership and curtaining.

Mortgage Warehouse also made use of a eMail-Lead Grabber feature, which allows the attachment of automated processes. The new leads from LendingTree enter the GoldMine database ready for a pro-active sales effort.
